Eric, thanks for the information. I don't wish to seem uninformed, but who is Andy? I live in Sussex County; it's so great. We are just about 65 miles from Manhattan.

I lived in Fort Lee for the last 20 years, overlooking the NYC skyline. I always said it is the greatest view in the world. Easy shot to Belmont, NYC, the Meadowlands, etc. Incredible location.

The Andy I was referring to is Andy Serling (his handle here is "blackthroatedwind").
