yeah, city is hurting a bit, saw a thing someone did recently about best/worst housing markets in terms of house values compared to three years ago. Like half the top ten was upstate NY and half the bottom ten was in Florida. Bought my house in August '06 which was about the peak of the bubble, just got it appraised for a refinance at $22,000 more than I spent.
