![]() my first question is do you really want a two story house? it may be less expensive to build one floor-it most likely will be. basements imo generally turn out to be wasted space anyway. stairs are a pain, and they get old having to climb them. everyone tends to want to remain on the main floor. i have a ranch, and love it. one story. if you an afford a metal roof, i encourage it, as it has a lifetime guarantee. higher on the front end, but in the long run is well worth the investment.
