Crist has a good article on the NYRA franchise now that it is "settled".

An additional question I have is: If I am NYRA, and now a renter of property, why would I be interested in spending millions and millions to fix all that needs fixin?

I would think NYRA basically ceases to exist without the franchise, so beyond the next 25 years the key to survival will have to be improved facilities, product and revenues. Don't think it really matters who "owns" the properties from that standpoint. Of course they lose the land claim leverage for next renewal (which is a biggie).

Interesting. Seems that NYS is now responsible for the maintenance of the properties.

Sorry if I spoke for you. That is certainly not what I was trying to say in my post.

I don't think it is as simple as saying now that NYRA doesn't "own" they tracks, they have no motive to put money into them.

They are there for 25 years and I don't think they would take a different approach if they land claim was still floating out there.

Without the franchise they don't exist. I think the lease versus the "potentially or likely" own point is probably moot aside from the negotiating leverage.

So every business that doesnt own the building that it does business in justs lets it fall apart or doesnt put any effort into keeping it nice? They have a 25 year lease, it is not like you are renting a condo for 6 months. Plus I believe that under the provisions of the agreement there is a certain amout that they are obligated to spend each year on backstretch improvements.

I'm sure after all the crap that NYRA has been put though, they'll just keep things... status quo
