About 5 miles down the road..........put in a bid on a bank owned forclosure (in a neighborhood my wife and I really like) kind of on a whim. I thought they would laugh at it but they wanted to negotiate. We refused to increase are offer, they called us back and said we had a deal. Merry Christmas to you and your family, Tom.
