 I would think  it is not feasable to operate as a Motel for exactly the reasons you noted.  
On the other hand, I have looked at cottages near Ballston Lake for $200K+.  Question is how low will they go....  Probably find out over the winter. 
Believe me, I would consider this an extreme longshot at best.   However for $200K, depending on taxes and condition. I would consider doing it with a few partners.  Mainly for personal use. 
Mostly just looking forward to opening Day at Saratoga!
